Solar Panel Installation
MCS-certified domestic install, 3-6kW typical. 0% VAT through March 2027. Tier 1 panels, hybrid inverter, SEG setup.
From £4,500Cornwall holiday let with summer-peak electricity bills? Solar PV + battery is the highest-ROI install in any holiday-let segment — peak generation matches peak occupancy. Offset hot tubs, EV chargers, hot water, refrigeration.
Cornwall holiday lets have one of the best solar economics of any building type — and most owners don't realise it. The reason: peak generation (May-September) maps almost perfectly onto peak guest occupancy, when consumption is at its highest. Hot tubs, EV chargers, hot water, refrigeration, fans, hairdryers, kettles, washing machines — all running flat-out during the daylight hours when solar is generating. Self-consumption rates of 70-85% are typical for a properly-sized holiday-let system, versus 25-35% for normal domestic.
Why holiday-let solar payback is faster:
Typical Cornwall holiday-let setups:
Costs (at time of writing, 2026):
Tax treatment of holiday-let solar is more nuanced than pure domestic or pure commercial. Furnished Holiday Letting (FHL) businesses that meet HMRC's occupancy rules historically qualified for capital allowances on plant; the FHL regime is changing from April 2025 onwards — speak to your accountant about current rules. Solar typically qualifies as fixed plant either way; the question is the rate of relief.
Marketing impact. Solar + EV charger is increasingly a booking-converter on Airbnb and through agencies — 'eco-friendly', 'EV charging available' and 'powered by solar' all rank as filter options. Owners who've added solar often see 5-10% booking-rate uplift on top of the energy-bill savings.

Everything you need to know about holiday let solar in Cornwall.
Peak summer generation matches peak summer occupancy. Hot tubs, EV chargers, hot water, refrigeration, fans, kettles — guests run everything flat-out during the exact hours solar is generating. Self-consumption rates of 70-85% are normal, vs 25-35% for typical domestic. That makes payback 6-10 years rather than the 8-12 of a normal home.
Often yes — solar + EV charger is an increasingly searched filter on Airbnb and most Cornwall holiday agencies (Sykes, Classic Cottages, Cornish Cottages). 'Eco-friendly accommodation' and 'EV charging available' rank as separate filters. Owners who've added solar typically see 5-10% booking-rate uplift on top of the energy savings. The combination of solar + EV charger is especially strong.
Yes — it's nearly cost-neutral and a strong booking driver. A 7kW EV charger (Zappi, Easee, Ohme) costs £900-£1,400 installed and lets you charge premium per night, or include it as a marketing differentiator. Pair with solar and guests can charge their EV essentially free during the day. Filter-search on Airbnb shows EV-charger-equipped lettings get materially higher visibility in EV-owning guest searches.
Depends on your setup. Owner-occupied holiday lets where the property is also your primary residence usually qualify for 0% domestic VAT under the current zero-rate scheme. Pure furnished holiday lettings (FHL) businesses with no owner-occupancy often fall under commercial 20% VAT (reclaimable if VAT-registered). The rules around FHL are also changing from April 2025 onwards — speak to your accountant.
Mostly yes. A typical 13-amp 230V hot tub runs at 2-3kW during heating cycles, 0.5-1kW idle. A 4-6kW solar array plus battery covers the bulk of hot-tub heating during daylight hours. With a smart hot-tub controller you can schedule heating to coincide with peak generation. Plug-in 32A 'commercial' hot tubs need more capacity — a 6-8kW PV + 10kWh battery is more appropriate.
Listed-building consent or conservation-area consent may be needed if the property is in a designated area. Common in central Truro, Falmouth, Penzance, Newlyn, Mousehole, St Ives, and Wadebridge old town. The route is usually: panels on rear-facing roof slopes (not visible from public highway), in-plane mounting to minimise visual impact, sometimes black-on-black 'all black' panels for aesthetics. Your installer will advise.
